Here are four mistakes a seller can make that can screw up the sale of their home:

  1. For Sale By Owner. If you’re trying to sell your home on your own, what you have to understand is that buyers prey on these kinds of sales. FSBOs suffer severely from a lack of exposure. It’s understandable that you want to save on the commission cost, but statistics show that FSBOs suffer a net loss of 18% in their final sale compared to the home sellers who used a Realtor.  
  2. Mispricing the home. The first 30 days after listing is when the property is going to receive the most exposure. If you overprice the home, however, buyers won’t even show up. Think of it like an auction – you need to start at the right price in order to solicit the kind of activity that will result in an offer.
  3. Using bad photos. Unfortunately, I see this all the time. You have to make sure you’re using quality photography, especially when marketing the property online. These days, 98% of buyers go online when shopping for homes. The more images you have and the higher quality those images are will determine how much viewer traffic the home gets.
  4. Lack of curb appeal. Your home has to be able to pass the eye test from the outside. The way you get buyers in the door is through condition, location, and price. The location and price can both be ideal, but if the condition isn’t up to standard from their viewpoint out on the street, then that buyer is driving right past.
