Job Standards

1. Primary Objectives What are the major objectives or outcomes to be accomplished by the person in this job?

  • The Expansion Partner is the local representative of the central real estate network, providing excellent customer service to all clients. The Partner is responsible for all buyer and seller transactions in this Expansion Team.
  • Generates buyer and seller leads and converts them to appointments.
  • Receives leads from the Hub and converts these to appointments.
  • Receives appointments from the Hub and converts to listings.
  • Converts appointments to listings and buyer agreements.
  • Assists clients in closing transactions.
  • Builds relationships with the leaders of the local Market Center.
  • Builds relationships with local business leaders and allied resources.
  • Maintains open communication and accountability to the Hub.
  • Manages any local team members (once production goals are met).
2. Regular Work Activities – What are the most frequent and essential work activities in this job?
  • For sellers, provides high-level fiduciary advice on pricing, staging, and marketing homes, and evaluates showing feedback and reevaluates pricing as needed.
  • For buyers, selects homes that meet clients’ needs, identifies homes that best meet those needs, refines needs, and closes to contract offers.
  • Develops expert knowledge regarding mortgage financing, neighborhoods, schools, and all homeownership issues.
  • Effectively negotiates or oversees negotiations for buyers and sellers.
  • Consults with clients to ensure fiduciary service of the real estate transaction from initial contact through contract to close.
  • Participates in relevant Market Center events, including earning a place on the ALC.

The Expansion Partner is the face, hands, and brains of the local Expansion Team. The Partner is an individual who faces challenges while maintaining a win-win, positive attitude. The Expansion Partner represents the real estate network well and strategically leverages the resources the Hub provides to efficiently work with many more buyers and sellers than a single agent normally could.

The Expansion Partner grows the local database, both by lead generating and by closing leads provided by the Hub to appointments. The Partner works with both buyers and sellers daily, putting clients first in the pursuit of win-win transactions that exceed expectations. The Partner is the local real estate expert, recognized by satisfied clients, allied resources, and Market Center leadership. The Partner is committed to growing his/her opportunity to the point that buyer and listing specialists are needed. The Expansion Partner is learning based, accountability based, and committed to identifying and breaking through ceilings of achievement.

 

Job Description

Overall responsibilities:

  1. Is responsible for meeting mutually agreed-upon contact, appointment, and transaction goals established with the Hub.
  2. Builds relationships with the leaders of the local Market Center.
  3. Maintains strong relationships with relevant members of the Hub.
  4. Responsible for hiring, training, consulting, and holding accountable all local buyer/listing specialists and/or showing/listing assistants (once production goals are met and more salespeople are required).
  5. Builds a local database through leveraging the Hub, farming, prospecting, and marketing.

Listing responsibilities:

  1. Prospects for, presents to, and serves as the key relationship for all sellers. This results in effective conversion rates for leads into appointments, appointments into listing agreements, and agreements into accepted purchase contracts.
  2. Is responsible for following up on appointments set by the Hub with for sale by owners and expireds. Hub also maintains the consistent lead follow-up until the prospect lists or decides not to sell.
  3. Develops expert knowledge regarding local market conditions and pricing trends.
  4. Provides high-level fiduciary advice on pricing strategies and staging homes for sale.
  5. Works to accomplish necessary repairs, improvements, and cleaning.
  6. Consults with the Expansion Hub to coordinate transactions, ensuring the clients receive fiduciary service of the real estate transaction from initial contact through contract to close. (Coordinates with the Transaction Coordinator in the Hub or on a contract basis with the Market Center if the expansion location is outside of the Hub’s state.)
  7. Evaluates showing feedback and reevaluates pricing as needed.
  8. Effectively negotiates, or oversees negotiations, for all sellers.

Buyer responsibilities:

  1. Prospects for, follows up with, presents to, and services buyers. This results in effective conversion rates for leads into appointments, appointments into buyer agreements, and buyer agreements into accepted purchase contracts.
  2. Develops expert knowledge regarding mortgage financing, the neighborhoods, schools, and all issues regarding homeownership.
  3. Provides high-level fiduciary needs analysis and coordinates a time-efficient home search process.
  4. Consults with the Expansion Hub to coordinate transactions, ensuring the clients receive fiduciary service of the real estate transaction from initial contact through contract to close. (Coordinates with the Transaction Coordinator in the Hub, or on a contract basis with the Market Center if the expansion location is outside of the Hub’s state.)
  5. Effectively negotiates, or oversees negotiations, for all buyers.
